While the Westlake residential market has essentially been flat for 2023 and 2024, there are certainly some bright spots with our current market. For example the first 20 days of 2025 are starting off strong for our local market with a record number of closing over the first 5 years for this comparative 20 day period! Prices in 2024 have also held strong with the Average Sales Price for 2024 holding steady against 2023, and, the Median Sold Price was up 10% for the year! There is real potential for an upswing in 2025 and we will track it closely here at Westlake Confidential.
This property entered the market in November at $5,999,950. It was pulled off the market just before Christmas and has rejoined at a new price $750K (12.5%) lower than last year’s price. It is still at a pretty big ask for the square foot price and age of home.

So, this is for a lot in Rollingwood with a tear down currently residing on it. It does come with an architectural set of plans that have been approved by the city for an almost 7,000 SqFt home. If you want to build the house with plans already drawn it could be a feasible deal. But, if that is not what you want, it looks high for a lot price from this vantage point!

This one is not like the others! Stating this is an Austin eclectic is the best way we can think of describing it. It is unique! The price is pretty up there for this 1.3 acre property with a 5,091 SqFt home on it. The home is a 5 bedroom and 4.1 bath residence with a 3 car garage. The SqFt price comes out to stout $1,355.33 for this 1983 build. Our take is it is far higher than the property will fetch if the current owner is serious about selling it.

This Condominium entered the market for $925K in May of 2023 and was reduced to $900K before being withdrawn in July. It was then offered for lease before coming back on the market for $895,000 this week. It is a little puzzling why this one has stuck around as it has a lot to offer. Maybe it has to do with it having a second bedroom loft but it’s hard to say.

This home entered the market on January 5th $2,000,000 while there was still some work being completed. The price has now been increased to $2,250,000 as it seems that the seller must be very pleased with the updates! Now seriously, it is a little odd for prices to pop up like this but it is not unheard of.
