The news for January 2025 is that the Westlake dollar value of closings took a huge jump! In fact, based on closed homes, it was the best January Westlake has had in over 7 years! January 2025 saw an almost 400% increase over January 2024! The average closed price and the median prices were also up from the same month last year.

For this past week’s listings: 15 new listings hit the market. With 140 total homes on the market this puts Westlake in the “balanced” market position for both buyers and sellers.  While there is a little concern that almost half of the new listings both this week and last week were “Back on the Market” that did not make it to the closing table when listed last, it is more something to watch than a huge concern at this point.Track the market closely at WestlakeConfidential.com.

Back on Market: This home has many expired listings dating back to December 2022 where it started at $1.8M. Since then the price slowly came down to the last expired listing price of $1.45M.  It is now listed for $50K more.

It is hard to say why a buyer has not been able to strike a deal on this house. It appears to have a reasonable interior update/remodel but maybe the 1970’s exterior architecture is holding it back. Maybe it could be the location with close proximity to 360 near the entrance to the neighborhood. Maybe it’s other things that are still missing from the remodel.
