Westlake sales year to date continue to outpace the Austin Market in general in terms of comparative periods for Westlake versus prior years. The strong number of closings in January continues to propel the YTD numbers for Westlake. It is too early to make estimates for February but it appears to continue to be positive.
This week had a total of 14 new listings and there are 142 active listings in the greater Westlake area.
Back on Market: This home went on the market in August of last year at $4.5M and was withdrawn in December after working its way down to $3.995M. It is now listed at roughly $100K less.
The home is located in West Lake Hills and is a 5 bedroom and 5.1 bath with 6,180 SqFt of living space. It was built in 1998 and is on a 1.270 acre lot and features a 3 car garage and a pool/spa. The SqFt price is $630.91.

This is a nice looking 4 bedroom and 3.1 bath home. It has 3,814 SqFt and sits on a 1.07 acre lot. It was a 1981 build and has had many updates to keep it current over the years but the floors are still a carryover from the 1980’s. They are not bad, just a little dated at this point.

Back on the Market: This one was listed on MLS for a little over 5 months last year. It started out at $2,999,999 and worked its way down to $2.850M by December when it was withdrawn. It is now on at $100K less than the last listing price.

Back on the Market: This home was listed for sale last year in April for $636K. It then worked its way down over the course of 5 months to $495K when the listing expired. It was then listed for lease but again looks like no takers on leasing it. It is now back on the market for $130K more than the expired listing price last year.
As far as the current price goes, one is hard pressed these days to find anything in Eanes ISD for this price. The home appears in need of fair amount of TLC, but again, you could get into Eanes ISD for this price and it is on a .763 acre lot. The home is a 2 bedroom and 2 bath with 1,296 SqFt. The SqFt price is $482.25.
