2025 Is Off To A Good Start!

 

As 2024 is a wrap we have tabulated the numbers to see how the Westlake residential real estate market performed last year and where it stands coming into 2025.

The Best News is 2025 is Off To a Very Good Start! In looking at the small window of the first 21 days of the year we are off to the best start in over 5 years as exemplified by the green bar chart!  Hopefully this will continue and we see an upswing in the coming year.
  • Total Volume for first 3 weeks of January 2025 was $26.330M.  This represents a 51% increase over the next closest start which was in 2021
  • It also represents an increase of over 700% over 2024
  • While 2025 starts with 14 closings this is 1 less than 2021 of 15 indicating a much higher sales price per home in 2025

While this is an early data point it is a welcome one!

Key Highlights From 2024:

  • Sales held steady with 2023 sales of 330 homes and 2024 sales of 228 homes
  • Pending sales were up slightly at year end 2024
  • Total sales volume was down slightly at -3%
  • Average sold price remained essentially unchanged for 2023 and 2024
  • Median sold price was up 10% in 2024
  • Average sold SqFt price rose 4% in 2024
  • Days on market and Months of Inventory were both up in 2024 as more homes came onto the market.
